Truly amazing ❣️ The cottages are the perfect size, well-decorated, SO clean, and have an incredible view of the Espopus Creek. Their Magic Meadow is too cute and is a fun lil' stroll for humans and pets alike. Close to Phoenicia, Woodstock, Kingston, and other Catskills locales. We will absolutely be back!

Erika’s place was great! Cute cozy cottage with beautiful woods and creek in the back, plenty of beautiful scenery and great restaurants and food options close by! Erika was super friendly and gave us all the info we needed, thank you!

We loved this Airbnb - so close to nature and yet only 3 mins away from a famous bakery. The amenities were great! We enjoyed sauna almost everyday while staying there. The staff were super responsive and friendly. We can't recommend it enough!

This is by far the BEST Airbnb experience I have ever had. Beautiful surrounding, the place is so gorgeous and comfortable, and the hammock and fire place was very cozy. We had a house a little apart from the rest of the compound, and it was such a delight to have a couple of bedrooms upstairs. We look forward to coming back.

Our family just returned from a four-night long weekend stay at #11, and we absolutely loved every moment. This cottage is a gem—perfectly appointed and designed to balance convenience with seclusion. The immediate access to the creek was a highlight; a constant, calming sound was the soundtrack to our entire trip and made for a tranquil atmosphere. Even though the cottage is on the main road, the location feels secluded. We were delighted to find multiple options for dining/ activities within a quick 10-20 minute drive. Inside, the cabin is cozy and fully stocked. Our daughter adored the fun bunk bed setup, and we spent a good part of the weekend relaxing and enjoying puzzles together. The guest book was full of practical tips that helped us explore the area.With the added bonus of the sauna and mountain views, this is the perfect destination for unwinding. We can't wait to return soon! Highly recommended for anyone seeking a peaceful well-equipped base for exploring the area.

We had the perfect upstate New York weekend at the Perch Cottages. We loved all the little touches throughout the cottage and you can tell a lot of thought was put into making sure all guests have everything they need for their stay. We loved spending time in the backyard area listening to the nature sounds and the creek is a short walk away. The location was everything we could ask for - centrally located near everything we wanted to visit (hiking, cafes, restaurants, shops) and the cottage made for a great home base for the weekend. We’ll definitely be back for the winter season!

This was one of my favorite spots my family has stayed! It’s not always easy traveling with two little ones in tow but Erika was very accommodating and responsive to all of our questions. My kids were obsessed with the little beach area and roasting marshmallows in one of the many fire places available. The location was within 10-20 minutes (driving) of all the areas we wanted to visit. We would definitely stay here again! :)

Wonderfully scenic location overlooking Esopus Creek (river) with the sound of the babbling water and Fall colors of the mountain behind. Cottage clean cozy with cool interior design touches. King bed very comfy. Short drive to Woodstock, Phoenix Diner and countless trails. New gas grill provided and new outdoor sauna facility which we missed out on...next time! What could have been better? Hmmm...when it comes to eating in, the 'breakfast bar' and 4 stools in the kitchen may not work for everyone. There is a large picnic table outside however.

The cottages are in great condition and in a quiet location. Great experience whether you’re traveling in groups and need a few cottages, or if you’re renting out just one. Excellent place to get away and touch grass. Nice backyard space to gather around the fire pit, a creek that is accessible in the backyard for fishing and taking a dip. Erika was on top of all questions and speedy with the responses to make sure we felt at home. Overall, great experience. Would highly recommend for a place to get away with family and friends.

Beautiful location right on the water. This was a very pleasant and easy stay. The house had everything we needed and more. Loved grilling and eating our meals outside. Would definitely come back!
